These rules are the everyday companion to your signed lease addendum. They keep the building comfortable for every resident at the same time. The lease itself is the binding document; this page is the plain-English summary. Where the two differ, the lease governs.
Quiet enjoyment
Every resident is entitled to peace and quiet in their room and in the common spaces. Quiet hours run from 10:00 PM to 8:00 AM, every day. Music, calls, and gatherings should stay at conversational volume after 10:00 PM. The roof deck closes at 10:00 PM. No parties on the premises. A repeated breach of quiet enjoyment can trigger a penalty under the lease (up to $100 per violation) and, after warnings, termination.
Guests
Daytime guests are welcome in your room and the common spaces while you are present. Overnight guests require written approval in advance from the front desk. Under the lease, an overnight guest staying without written consent can be charged $100 per night, deducted from the security deposit. Guests must be 18 or older and check in at the desk on arrival.
Smoking and substances
The building is strictly non-smoking. That includes vaping, and it includes the roof deck, the lounge, the laundry room, the stairs, the hallways, and your room. Possession or use of illegal drugs on the premises is a violation of the lease and grounds for immediate termination. Alcohol use in common areas is limited per the lease addendum.
Pets
No animals, birds, or other pets are kept in the building, with two exceptions: properly trained service animals for residents with a qualifying disability are always welcome, and any other animal is reviewed case-by-case and requires prior written consent before move-in. Emotional support animals fall under the case-by-case path; ask before you bring one.
Cleanliness
Our housekeeping team cleans common areas weekly. Between cleanings, residents handle the day-to-day:
- Kitchen. Wash your dishes, utensils, pots and pans before leaving the kitchen. Wipe counters and stovetop. Take out garbage daily.
- Bathrooms. Wipe down counters and the sink after use. Do not flush wipes, hygiene products, or anything that will clog the drain.
- Bedrooms. Keep personal belongings organized and clutter to a minimum. Eat in the kitchen, not in bed.
- Common areas. Vacuum and sweep regularly. Personal items left out are not the lounge’s responsibility.
Inspections happen periodically. If a shared apartment is not up to standard, a warning is issued; if it is not resolved within 24 hours, a professional cleaning may be billed at a minimum of $100 per apartment, divided among the residents of that unit.
Subleasing
Subleasing your room, swapping rooms, or assigning your lease to a third party is strictly prohibited under the lease. Any attempt is grounds for immediate termination.
Keys, fobs, and locks
Each resident receives one room key and one building entry key or fob at move-in. Lost or unreturned keys are billed at $100 each; lost fobs at $100; a full lock change carries an additional service charge of $50. Do not install your own locks, alarms, or smart-lock retrofits. Keys and fobs are returned at move-out within 48 hours; otherwise the same charges apply.
Move-in and move-out
Standard move-in time is 4:00 PM. Earlier arrivals are accommodated when rooms become available; we cannot guarantee earlier access. Standard move-out time is 10:00 AM, with a maximum late move-out of 12:00 PM subject to availability. Stays are booked in four-week (28-day) blocks; the minimum stay is one block. To extend or end your stay outside of the booked term, give us at least 30 days written notice.
Move-out condition
Leave the room in the condition you found it, with fresh bed linens placed for the next resident. A move-out service charge of up to $150 can be added if the room is not returned in turnover-ready condition.
Extended absences
If you will be away from your room for seven or more consecutive days, please let us know in advance. We may enter the room for maintenance, safety, or sanitary reasons while you are gone, in line with the lease.
Building access by staff
Except in emergencies, court orders, or repairs you have requested, we give 24 hours notice (by email or message) before entering your room. Common areas remain accessible to staff and contractors at all times.
WiFi, TV, and shared infrastructure
Do not change the WiFi credentials, alter the router, modem, or TV setup, or use the shared internet to download illegal content. Streaming, calls, and remote work are all expected uses; running a large server, mining operation, or torrenting copyrighted material is not.
Personal property and insurance
The building does not insure your personal property and is not liable for loss or damage to it from fire, water, theft, or similar causes. We recommend a basic renter’s insurance policy for any stay.
Penalties and termination
Repeated or serious breaches of these rules can result in a penalty under the lease (up to $100 per violation) and, in serious cases, termination of the lease. Where this page and your signed lease addendum differ on a specific number or rule, the signed lease governs.
