About
A short walk from Lincoln Center, designed for the way you actually live in New York.
Stratford Residences is a coliving building at 117 West 70th Street in Lincoln Square, on the southern edge of the Upper West Side. We took on a prewar building with the limestone, the carved entrance, and the unhurried lobby that make a Lincoln Square block feel the way it should, and rebuilt the inside around a single idea: most of what makes moving to New York hard is not the city, it is the housing.
Our residents come to New York on three-month internships, semester programs, performing-arts residencies, short corporate assignments, and first jobs. The lease they need is not the lease the city is set up to give them. Every room here is furnished. Every bill is included. The stay is booked in four-week blocks so you only pay for the time you are here. No broker fee, no US guarantor, no twelve-month commitment.
Mission
To make moving to New York simple, to compress the housing decision down to a single conversation and a single number, so residents can spend their first weeks in the city on the work, the people, and the neighborhood, not on furniture and utilities.
Values
- Hospitality first. We borrow from hotels more than from landlords. The building should feel cared for.
- Transparent pricing. One number, all in, no surprises at move-in or move-out.
- Quality over quantity. One well-run building in a good neighborhood.
- Community without obligation. Programming you can join, never programming you have to.
